Georgia, a presidential contest that by polls has the twomost distrusted party candidates ever and then I remindmyself just how lucky I am to live in Heritage Pines. I recentlymet all of the newly appointed HPCA Committee Chairsand we are very fortunate to have these dedicated volunteers who are focused on making a great community evenbetter. Our committees are finally fully functional and off toa good start in developing their annual plans. They have asignificant number of ideas designed to increase activities,improve amenities and increase revenue.By Bill Crusselle, Club ManagerThis year we have had a very hotsummer. Last year it was therains and flooding. Hopefully inanother seven to eight weeks theweather will begin to changewith lower humidity and coolerdays. One benefit of the weather this year is that ithas had a positive effect on the golf course. Thegreens and fairways have been much better and thetees are beginning to come back from transition.Work should begin this month on the sprinklerimprovements to provide better coverage in certainareas We were contacted by a division of theFlorida Department of Environmental Protectionthis past month. The Division of EnvironmentalAssessment and Restoration let us know thatHeritage Pines was one of fifty sites in the state ofFlorida that was randomly selected to have watertested in a wetland area for research purposes. Theyvisited the area last month and will be testing ourwetland area this month The new floor has beenput down in the long hallway of the clubhouse.Thank you for all the positive feedback and we arelooking forward to doing the PAC and dining roomfloor this month Progress is being made to get thepavilion completed for the fall season. Meetings wereheld with the architect last month and bids fromcontractors will be coming in so we can take theproject costs to the Board for approval This monthwe should also start the work on the landscaperenovation at the front entrance. Thanks to MegAmelia and the Common Grounds Committee whohave for many months spent a great deal of timemeeting with architects and researching which plantvarieties would be best for our entrance All ofthese improvements just add to the fact that everyday is a Good Day at Heritage Pines.We have a number of ongoing activities that address currentneeds and future enhancements. The Board has approvedseveral projects to improve the Clubhouse. We initiated thereplacement of the carpet in the hall by the library withluxury vinyl planks. This is the same material that has beenin place between the dining room and PAC for a number ofyears. It is very attractive and cost effective from a wear,cleanliness and maintenance perspective. We are in the finalstages off selecting a similar material to replace most of thecarpet in the PAC. The Board has also approved this projectwhich should be completed in the next 30-45 days. Thisrenovation is forecast to save HP approximate 125,000 ofreserve funds scheduled for annual cleaning and scheduledreplacement of carpet over the next 20 years and providefor more flexible use of the room. We are reviewing thearchitect's proposals for replacement of the pavilion tentnear the tennis court and should have that ready for Boardapproval in September. The landscape project to enhancethe appearance of the front entrance to HP is nearing designcompletion presentation to the Board for approval.We continue to see improvement in both the commongrounds and golf course and are looking forward toincreased revenue as we move into the fall season in acoupe of months.The comments we receive daily on the dining experience ofour residents are overwhelmingly positive. We appreciateyour input and our staff makes every effort to correctdeficiencies when brought to their attention.Safety continues to be a focus at HPCA. Once again you areencouraged to observe the speed limits and warning signs.Rolling stops at stop signs continue to be a problem. There will be updated andmodernized lighting both on the signs and in the landscape beds.By adding some architectural interest with color, varied heightsand texture along with some pottery and water features, we feelthis will give us the kind of entrance we can all be proud of.âYear to date net income of 5,900 is 144,700 overbudgeted loss of ( 138,800).âYear to date Food and Beverage loss of 153,200 exceedsbudgeted loss by 22,900.âYear to date Golf loss of 136,400 exceeds budgeted loss by 7,600.The Committee has forwarded the final design from Mr. Tonerto the BOD and from there it will go out for a minimum of threebids. The money for this project is coming out of the reserves.Once the final plant list and renderings are completed thearchitect will present the designs to the community in the lobby.Please watch your email for a date and time.âJuly Reserves Cash Balance is 1,566,379âJuly Operating Cash Balance: 1,073,638âFTE's for June: Budget: 75.4Actual: 66.5COMMON GROUND RENOVATIONSCommon Grounds: Chair: Meg Amelia, Members: Sara Brundage,Dolores Houskeeper, Karen Rumptz, Terry Tagliaferro, Deb TribbeyThe Common Grounds Committee has been working foralmost 20 months on the common grounds initiative. It hasbeen almost 18 years since the front entrance to the Clubhousewas initially planted. Some additional plants have beenreplaced along with various annuals seasonally. However, therehas not been any significant updating done since its inception.GOLF COURSE AND GROUNDSDEPARTMENT NEWSBest wishes from the grounds maintenance staff. We hopeeveryone has had an enjoyable summer. The precipitation hasfinally begun falling on the nature coast. A five day stretch inmid-August produced seven plus inches of rainfall. On thecourse we are actively cultivating tees, greens, fairways andrough via aerification and vertical mowing to enhance turfdensity and increase playability. Fall fertilization will also help topromote more healthy turf. Sod installation continues on thinlyturfed areas to ensure optimal playing surfaces as we move intoour fall golf season.As you know, curb appeal plays an important role in selling yourhome. It is equally important in selling the community. Theentrance greets potential buyers, guests, family and theresidents. It is as important as the clubhouse and golf course tothe overall appearance of the community. It's the first thing yousee when you turn off County Line Road and we all know firstimpressions count!In the beginning of 2015 the Common Grounds Committee,which was chaired by Gene Estensen, broke the commongrounds down to manageable projects. The Committee, nowchaired by Meg Amelia, is working on the first of a three yearplan which includes: the front entrance. from County Line Roadto the Guard House (Phase 1- 2016), Grand Club Drive up toScenic Hills Blvd (Phase 2-2017), and finally the Clubhouseand parking lots (Phase 3-2018).HPCA Management and the Common Grounds Committee isworking with our Landscape Architect to finalize the design andplant material for our community entrance. Our final conceptshould be completed in a couple of weeks with designpresentation to follow shortly thereafter.We are adding a new feature to our newsletter. The plant of themonth will focus on popular Florida plants and how best toincorporate them in your landscape.Request for proposals (RFP) were sent out in December to tenarchitectural landscape design firms in the Tampa/St Pete area.Five companies were interviewed and two were vetted. TerraTectonics Design Group was selected. They are located inClearwater and have been in business since 1992 (FL00254).The principle, Jonathan H. Toner, RLA, is licensed by the Stateof Florida as a landscape architect and is also a certifiedarborist.Knockout Roses. Prevalent throughout our community theseplants are good performers in our area. Very heat tolerant, theyrequire minimal irrigation are accepting of reclaimed water andare relatively insect and disease free. They are relatively coldtolerant but may require covering during extended periods ofbelow average winter temperatures. Bloom cycle is every five tosix weeks. They require minimal pruning with no real need fordead heading. A minimally trimmed Knockout will fill out in thevicinity of four feet wide by four feet tall so plant accordingly.Granular spring and fall fertilization is recommendedsupplemented by foliar applications on a monthly basis. Don'tforget to perform an occasional soil test to monitor growingconditions.Florida Friendly does not mean Florida ugly. There arehundreds of colorful and beautiful plants that follow some or allof the FF concepts the most important of those include: rightplant right place, water efficiently, fertilize appropriately andattract wildlife (birds, butterflies).It has been three months of meetings and workshops with thearchitect. The emphasis has been on colorful and varied FloridaFriendly and Florida Native plants and incorporating them intothe design with the hopes of making HPCA less dependent onOur beautiful fall weather is soon to arrive and we look forwardto seeing you often around the community!-6-
