GENIVAR will take aproactive approach to ensure that the projectschedule is up to date and that correctiveaction is taken when needed to ensure theClient’s required delivery dates are respected.GENIVAR will implement the followingactivities regarding the schedule and timecontrol process: Confirm, as soon as possible, timeallocated for applications to public utilities, permitting and other authorities havingjurisdiction. Make allocations for each package to begiven out separately in order to start theproject immediately (demolition and sitepreparation activities). Incorporate all future tenant related fit upwork in the master schedule. Incorporate all infrastructure works (publicutilities, access road, etc.) related to theproject. Review execution schedule submitted byContractors for conformity with the masterschedule and contract documents. Notify the Client of any deviations from theauthorized master schedule and makerecommendationsforservicesandapprovals. Expand the master schedule to includedetailed activities of design, ng the Works Contractorsapproved schedules.- CDI Continuously monitor project progress.Implement acceleration alternatives whenproject delays appear that do not impacton overall project budget. Regularly review the progress of the workon site and in fabrication shops relative tothe project schedule Identify actual or potential variancesbetween the work on site and the projectschedule and take action to eliminate therisk of delay to the schedule Obtain and analyse monthly updates fromWork Contractors, adjust the masterschedule and discuss with any correctiveaction to be taken when required. Prepare for the monthly project report awritten narrative based on the authorizedschedule and the progress of the work todate. The report will include mitigationstrategies taken to address any scheduledelays that may arise.1.1.4 Risk ManagementGENIVAR firmly believes that one of itsprincipal responsibilities to clients is tomanage the risks associated with the designand construction process. To this end,GENIVAR develops and implement acustomized risk management programme foreach Project. As risks can appear at any stage of a project, and evolve as a project moves forward, therisk management programme must be inplace from the award of mandate through tothe completion of deficiencies. The purposeof the programme is to manage risks untilthey no longer exist, and in cases where aPage 5

particular risk cannot be eliminated, tominimize the potential negative impact itposes to the project.Taking into consideration the breadth, thecomplexity and the length of a project, aformal and disciplined process is essential toachieve, with success, control of a project aswell as to ensure that a project is managedpro-actively rather than reactively. A formal, ongoing and repetitive process, the riskmanagement programme established byGENIVAR consists of 4 main steps: Identification of RisksPotential issues or occurrences that canhave a negative impact on a project’s cost, schedule, quality, safety, environment, communication, insurance and bondingare identified. Occurring at the very outsetof a project, the identification of riskscontinues throughout the duration of aproject. Mitigation and Containment of RisksRisk mitigation strategies are put in placeto reduce the probability of anoccurrence, and containment strategiesare put in place to minimize the impact ofan occurrence. Follow-up of RisksInvolves periodic review of a given risk toevaluate the effectiveness of the reductionand containment strategies. If the riskmanagement measures appear to bedeteriorating in their effectiveness, theaction strategies are reviewed, modifiedand ctionInsurance &BondingExample of Responsibility Matrix for RiskManagement CommitteeCost Evaluation of RisksPotential risks identified are evaluated interms of their size and scale and probabilityof impact. This step includes the ranking ofthe potential risks so that risk managementeffort can be focused on the mostthreatening.Senior Project Manager Project Manager Estimator TitleSchedule Control Environmental SpecialistDesign Review TeamHealth & Safety- CDI Page 6

1.1.5 Cost Planning, Monitoring and lements an estimate centric ent, construction, and maintenanceactivities are performed in strict accordancewith the estimate and its approved changes. This work practice enforces discipline andaccountability for the cost and delivery ofboth services and materials throughout theproject by: Establishing a detailed estimate early in theproject Continuously monitoring each project workactivity and decision against the function, scope, cost, and schedule in the estimate Reviewing the current project scope, cost, and schedule against the estimate on acontinuous basis and at milestones duringthe project Providing a proactive change managementprocess for accommodating approvedexceptions to the estimate. Our experiencein Construction Management, Build-OwnOperate-Transfer, Design-Build-OperateMaintain and Design-Build projects makesthis proactive approach possible. Establish milestone payment procedureswith contractors. Elements of work areonly paid when 100% complete.1.1.6 Site Health and SafetyGENIVAR can oversee Works Contractors, aswell as other parties, to ensure compliancewith all governing legislation and codes.GENIVAR will at all times exercise itsauthority to cease work if it deems there is acontravention or a threat to any part of thehealth and safety regulations.Prior to the beginning of a project we willensure that all required safety systems are inplace. This includes systems to preventoccupational injuries and illness during siteactivities. An overall site-specific hazard- CDIassessment and site-specific safety plan isdeveloped that incorporates legislativerequirements, site access, training, trafficcoordination, and the Client’s Health &Safety policies. The Management Plan shall address: Methods of communication and chain ofcommand. Structure and functions of the health andsafety committees. Establish and implement a safetyorientation and training procedure foreach Works Contractor. Keep a record of all problem area andrecommendations. Post a copy of the weekly inspection. Provide a copy of the report to the Client. Provide a copy to the Works Contractor.Should a Design-Build alternative beselected, theresponsibilityforimplementation and management of thePage 7

Health and Safety plan transfers to the DesignBuild Contractor. The final reports will includethe following elements: Summary of the approach tocommissioning Summary of the systems, subsystems, components and equipment verified andtested and the results obtained, identifyingthe conditions and means of maintenanceto ensure optimal conditions for efficiencyand performance A summary of the areas verified and theresults obtained, identifying the conditionsand means to be maintained to ensureoptimal conditions for efficiency andperformance Notes and comments with regard toavailable excess capacity Identification of tests and verifications to beperformed after delivery of the building tomaintain optimal conditions for efficiencyand performance. Identification of possible improvements toefficiency and performance- CDIOperating and Maintenance ManualsGENIVAR will ensure that contractorsprepareandsubmitoperatingandmaintenance manuals that shall include: An index to allow quick and easy retrievalof the information required including atable of contents, a list of systems, a list ofequipment in each system, etc. A document for emergency situations mustinclude all the information required incase of major failure or emergencysituation.
