WARRANTYWARRANTY REQUEST FORMS:Warranty service items may occur after close of escrow.These should be noted on aexclusively on these Warranty Request/Inspection Forms and mailed or faxed directlyto our Warranty Department (The address and fax number are printed on the RequestThe Construction Manager or Agent performing the inspection will bring a copy of theWarranty Request/Inspection Form. All items on the form will be reviewed. If there are

After the inspection sheet is signed,the ConstructionManagerwill forwardit to each Subcontractornoted.Eachsubcontractor will have their service department contact you directly for schedulingservice. PRIVATE HOME INSPECTORSAlthough there are numerous qualified and competent individuals practicing in thisprofession, there exists a great number of less qualified inspectors who perform adisservice to this growing profession. These unqualified individuals lack the experienceand credentials in the construction industry to adequately provide the services theyprofess. At Toll Brothers, we respect their efforts and will always take their nt,but not necessarilyas discrepancies or defects.accepttheirlistsandEffective March I, 2002, the State ofArizona requires practicing Home Inspectors to be licensed and bonded.Prior toobtaining the services of a Home Inspector, be sure to request a copy of their requiredcredentials. We may ask you to provide Toll Brothers with a copy of their credentials tobe submitted with their Inspection Report.During construction, your home was subject to multiple municipal building inspections aswell as numerous quality control inspections by our own Toll Brothers Quality AssuranceDepartmentpersonnelwho are specifically trained to monitor all phases of theconstruction process. This department works directly with our highly qualified andexperienced Construction Managers who manage and supervise the entire constructionprocess of each home with expertise. CABINETSWARRANTY:ONE YEAR(ONE TIME DURING FIRST YEAR)Misalignment of doors and drawers will be adjusted. If they cannot beadjusted to not exceed 1/4" warpage, they will be replaced. Scratchesand chips must be noted at time of Homeowner Orientation. If unable toinspect at that time, then they must be reported, in writing, within 10(ten) days after move-in. Due to wood being a natural product with grain variations, Toll Brothers cannotguarantee stain color or perfect matches in wood tone shades. It is not unusual for the color of the installed cabinets to differ from the samplesshown at the time of selection. Color may differ due to wood grain variations andstain lots.Since no two trees are alike in grain or texture, "nature's fingerprint" is never the same intwo pieces of wood; variations in color and grain are natural characteristics. Cabinetwoods are stained to obtain as constant a tone as possible while preserving the interestand charm. These grain patterns lend to the distinctive beauty of the cabinet. Thecatalyzed varnish finish protects the wood and brings out its full beauty and depth. Wesuggest the following guidelines on care to maintain your cabinets. Regular exterior cleaning requires only wiping with a damp cloth and then drying.Remove oil, grease, or general soil using a clean cloth dampened with a fresh solutionof mild soap and water. Rinse with a clean cloth dampened with clean water, and drythoroughly. Cover all nicks and scratches with a wood tone putty stick. Excess moisture is anenemy of any fmish; sink, range, dishwasher, oven and baseboard area are mostsusceptible. Clean all spills with a clean cloth immediately. Avoid using harsh detergents, strong soap, abrasive cleaners, or self-polishing waxes.They could have a deteriorating effect on the fmished surface.

Avoid using your dishcloth to clean or dry cabinet exteriors; it may contain remnantsof detergents and grease. Treat your cabinets as you would your furniture and they will reward you with longlasting beauty. Clean exteriors occasionally (at least every six months).Cabinets with laminate exteriors are designed with a resistance surface for easy cleaning.Their beautiful, protective fmish will last for years with minimal care. We suggest thefollowing guidelines for maintenance of your cabinets. Clean all spills immediately using a soft cloth and clean water. The laminate surfaceresists many common household substances, and most spills will wipe clean with justa damp cloth or sponge. Remove oil, grease, or other general soil that does not respond to water alone byusing a clean cloth dampened with a fresh solution of mild soap and water. Rinsewith a clean cloth dampened with clean water and dry thoroughly. Avoid using harsh detergents, abrasive cleaners, or bleach, as these substances canhave a detrimental effect on the laminate surface, impairing its protective qualitiesand damaging the finish. Avoid using your dishcloth to clean or dry cabinet exteriors; it may contain remnantsof detergents and grease.A painted laminate that resists scuffs, marks, and most common household spills protectscabinet interiors. This durable surface eliminates the need for shelf paper. To clean,simply wipe with a damp cloth or sponge.

CAULKING All materials in your home have a certain coefficient of expansion. Differentmaterials expand and contract at different rates. Changes in weather, ambienttemperatures, and settling can cause expansion and contraction of materials. These forces can cause caulked seams to separate when dissimilar materials adjoineach other, such as countertops, tile areas, tubs, and shower doors or other areaswhere wood abuts drywall, wood doors and baseboards. (For plumbing fixtures seethe section on Caulking in the Plumbing Systems & Fixtures page of this manual for adetailed explanation.) This separation of materials does not mean the job was doneimproperly. Caulked seam separation is a normal condition, and it will be repaired ONE timeduring the first year of your warranty. After that, caulking becomes a homeownermaintenance responsibility. Like any other component in your home, this requiresroutine maintenance.

CONCRETEPatios, Stem walls, Walkways, Masonry (except masonry fences whichare covered for One Year. Please see page entitled, FENCES, for furtherinformation).The characteristics of concrete and related products make it impossible to preventcracking in driveways, masonry, patios, stem walls, and walkways. Expansion jointshave been provided to minimize such cracking. Cracking is NOT a sign of defectiveconcrete. Cracks rarely affect the structural functioning or durability of the concrete.The following criteria is used to determine if the repairs are necessary: A crack in excess of 3/32" in width and 118" vertical displacement in all concreteareas except stem walls in which cracks of 118", and sidewalks of 3116" areacceptable. If cracks of 114" or larger occur, an evaluation must be made todetermine cause and proper repair procedures. Chips and broken comers which occur during construction. Surface deterioration to the extent that the aggregate is exposed or the aesthetics aredestroyed under normal use and weather conditions. Damage to driveways caused by parking or moving heavy equipment such as trucks,moving vans, or storing of heavy materials such as mounds of landscape gravel. Cracks in control joints. This is normal and is what control joints are designed for, aslarge expanses of concrete must have relief areas. If the cracks in control jointsexceed 3/8" in width, Toll Brothers will inspect and determine the cause and the bestcourse of action. When replacement work is necessary, there may be distinct variations in color andshade. and matching cannot be guaranteed because ofthe many variables involved. "Crazing" (a network of fme random cracks, especially noticeable when surface iswet) is acceptable, unless it is excessive and covers a wide, expansive area.

COUNTER TOPSThis limited warranty covers defect from factory workmanship for aperiod of ONE year. Scratches and chips must be noted at time ofHomeowner Orientation. If unable to inspect at that time, then they mustbe reported, in writing, within 10 (ten) days after move-in.Each type of counter top material requires certain care in order for it to remain lookingnew. Outlined here are basic care instructions and exceptions to the warranty whichapply to all materials we use for counter tops such as CERAMIC TILE, CORlAN,LAMINATE (Plastic) or CULTURED MARBLE/GRANITE(See page entitledCULTURED MARBLE for specific warranty that also applies on that product). Sincelaminate surfaces are used as the basis for this outline, and require the most care, itapplies to all other surfaces as well. By treating the other surfaces as you wouldlaminate, you can ensure longer lasting quality.EXCEPTIONS(unless noted at time of Homeowner Orientation):Corian / Granite Any scratches not noted on the original walk-through must be reported in writingwithin the first 10 days. Granite is a natural product, which may have minor surfaceimperfections.Cultured Marble Any nicks or scratches must be reported in writing within the first 10 days ofoccupancy. Burns and stains are not covered under the warranty period of one year.Laminates Burns of any nature incurred after move-in Cuts and abrasions incurred after move-in Shrinking of caulking around perimeter Water damage, which occurs after installation. (Water damagehomeowner fails to provide regular protection by use of seamfilling at miter joints.This failure may damage the mitersurrounding the miters by causing the substrate to swell andinstalled installation seal. See Homeowner Care Responsibilityproper maintenance guidelines).may occur if thefilling or paraffincomers and areasbreak the factoryoutlined here for

Cracking due to excessive weight being placed on the laminated surface. (Thiscommonly occurs as a result of sitting or standing on the counter top.) Delamination caused by heat sources being placed on or near the laminated surface.(This commonly occurs when placing small appliances directly on the laminatesurface and heat transfers directly to the laminate with no insulation between.)Corian Cleaning and maintaining corian is very simple. The use of abrasive cleaners andscratch pads is approved and recommended for tough cleaning jobs. Scratches areeasily repaired with very fine grit sandpaper and abrasive scratch pads. The use ofappliances that generate excessive heat, especially at a seam, will damage the top andmake the seam separate. Harsh chemical cleaners such as oven cleaners or acidsshould be flushed off immediately.Cultured Marble Cleaning and maintaining cultured marble requires that you use a mild liquiddetergent and a soft cloth. The periodic application of a good type of car polish willenhance and protect the finish of your cultured marble. Avoid abrasive cleaners andcourse cleaning pads. Also avoid the use of nail polish remover or acetone-basedcleaning agents.However, if accidentally spilled on the surface, flush offimmediately.GraniteIf these simple hints are followed, your granite will give many years of pleasure, notonly to you but to many future generations. Granite vanities and bar tops should bebe regularly cleaned and maintained tosealed at the manufacturing plant, your2-3%. Heat, such as a hot dish from theviewed as a fine piece of furniture and mustretain their durability and beauty. Althoughgranite will still have an absorption factor ofoven, will not affect the granite. Wipe down kitchen counters, vanities, and bar tops weekly with a good, neutral PHcleaner. We recommend Neutra-Clean, a product formulated for daily cleaning of allnatural stone. The silicone impregnators used on granite showers, bar tops, and vanities provideexcellent resistance to oil-based and water-based spills. Be aware that spills must beremoved within a reasonable amount of time or discoloring or staining may occur. For quick cleaning without streaking, use acetone or 70% Isopropyl rubbing alcohol.(Wet granite will appear to darken, but as it dries, it will return to its original tone.)Laminates Laminate material cannot tolerate chlorine solutions or bleaches. Clean laminatesurfaces with liquid detergents and a soft sponge only (avoid using paper towels, assome brands will leave tiny scratches). All that is needed for everyday maintenance

is a quick wipe with a damp cloth to clean up almost any spill. DO NOT flood orimmerse a laminate surface, though, for water can attack the glue lines andcause the support material to swell and warp. Wipe up puddles quickly andNEVER drain dishes directly over a miter joint. Add caulking as necessary if shrinkage or settling occur. Use paraffin wax in miter corners every 4-6 months to avoid water seepage, whichwill cause swelling of the substrate. Absolutely no cutting or chopping on countertops, regardless of patterns. Always usea cutting board. Absolutely no hot pots, pans, plates, skillets, or irons should be placed directly on thesurface. Always place a protective trivet or surface between the hot item and thelaminate surface. Never use steel wool, even very fine grades, to clean the surface. Never store, orallow steel wool pads to remain on the surface for prolonged periods as the metal canrust and leave stains; and, if they are impregnated with harsh chemical cleaners it willpermanently damage the surface.

CULTURED MARBLEScratches and chips must be noted at time of Homeowner Orientation. Ifunable to inspect at that time, then they must be reported, in writing,within 10 (ten) days after move-in.Each piece of cultured marble is unique and unlike any other piece. Our subcontractorsuse natural products that are blended together to give each piece its own characteristics.The exceptions listed here take into consideration the inherent characteristics that arebeyond control. Hairline scratches. These are considered normal, and homeowner maintenance isrecommended to buff these scratches out as necessary. Irregular graining or color. For each square foot of marble an exact amount ofpigment may be disbursed in a wide range of graining; this effect gives each producta character of its own. Therefore, we cannot control the results of either exact coloror graining. Specks or impurities. These are considered normal; lampblack, which is mined withlimestone (the basic foundation material), is inherent. These specks filter downduring the mixing stage and are impossible to identify prior to manufacturing. Thermal shock.Rapid changes in temperature from 50 to 70 F may causecracking. Keeping the marble at room temperature (65 to 80 F) and controllingwater heater temperature to approximately 120 F can control this effect. Add caulking as necessary from shrinkage or from settling of residence. Apply paste wax by hand with a damp soft cloth every 6-8 months to prevent hardwater build-up, to reduce scratching, and to maintain luster. It allows quick andcomplete water run off. Avoid gritty, abrasive cleansers (any dry powders), bleaches, or acetone-based nailpolish. Use only mild liquid soaps. Hand wipe or buff any hairline scratches incurred during normal use with similarpaste wax using a feathering method.

Items not to be used or placed on marble.a.b.c.d.e.Razor blades to remove any foreign material.Cigarettes placed on any edges.Any acetone based cleaners.Old-style Polaroid negatives, including curing lotion.Use only silicone for replacement of faucets or drains.

DRYWALL(GYPSUM WALL BOARD)As your home settles, there may be drywall cracks, loose drywall tape, nail pops, loosepanels, or loose comer beads. These are under a limited warranty and are repaired onlyONE time during the first year. If the drywall repairs are completed too soon, the samesituation may occur again. Therefore, we recommend waiting until the eleventh month ofyour first year, allowing the home to sufficiently season and settle. Please submit aWarranty Request/Inspection Form at this time for drywall and stucco touch-ups. Textured finishes may not be consistent throughout your home, and variations are tobe expected. These are normal and are not covered under your warranty.

ELECTRICAL SYSTEMSWARRANTY:TWO YEARS (except for light bulbs,which are !lQ1 covered under warranty)The wmng in your home meets code requirements and safety standards and willaccommodate a number of electrical appliances. Some larger appliances may requireseparate circuits for operation. It is important to check the amount of electrical currentrequired for operation of larger appliances when shopping for them or when transferringthem from your previous residence. This is important because of the safety codes thathave been implemented over recent years, such as GFCI:GFCI (Ground Fault Circuit Interrupters): This is a safety feature installed in all electrical outlets that are located within six (6)feet of running water (usually in bathrooms, kitchen, laundry room, garage, andpatio). It is a very sensitive circuit breaker, which will trip when the appliance beingused has a loss in the grounded current. This device provides protection in the eventthe appliance or its user comes in contact with water or the appliance develops anelectrical short. CAUTION: Do not use a GFCI outlet for a refrigerator or freezer. If any outlettrips the circuit, power to all GFCIoutlets on that circuit will be interrupted. If youplan to add major additional appliances, such as a refrigerator or freezer in yourgarage, you should install a separate circuit to accommodate them. Circuit breaker switches: These are enclosed in the electrical service panel locatedon the side of your home, and all switches should be in the ON position. A circuitbreaker switch will trip if an overload is caused by simultaneous use of too manyappliances, lights, etc. Before going to the electrical service panel box, it is wise todisconnect all cords and appliances that you suspect may have caused the circuit totrip, and check for defects in the cord. To reset a circuit breaker switch tripped to the OFF position: Push it to theextreme OFF position, and then push it all the way to the ON position. Nothing moreshould be necessary. Switched Receptacles: In the living room, family room, and bedrooms, if there is nota ceiling light, at least one wall receptacle may be controlled by a wall switch for usewith floor or table lamps. One half of the receptacle is switched and the other half is

powered all of the time. If the outlet does not respond at all at either top or bottom,check the circuit breaker panel and reset any tripped switches. Smoke Detectors: The smoke detectors in your home are wired in series with abattery backup. When you hear a chirping noise, this means that the battery is lowand needs to be replaced. This is considered homeowner maintenance. It is alsonecessary to periodically remove dust or film from the cover plate.IF YOU ARE IN DOUBT AS TO WHAT YOU ARE DOING, CALL AQUALIFIED, LICENSED ELECTRICAL CONTRACTOR.WARNING:Do not attempt to convert an existing ceiling light outlet to a ceiling fan if your homewas not prewired for ceiling fans. The reason is that non-prewired installations arenot supported to withstand the weight and vibration of a ceiling fan.

FENCESWe build masonry fences to be 8 1/2 to 9 fence block courses high fromthe footing, with a minimum 3 courses showing (there is no code heightrequirement except those fences may not exceed seven feet).*Depending on community CC&R's and/or design guidelines, fenceheights and finishes may vary. Even though your subdivision may appear to be level, fence heights could vary withinyour lot and between your lot and neighboring lots. This is due to the differentials interrain and required grading. A differential of as little as 4" within your lot, andbetween yours and a neighboring lot, could cause fence heights to vary as much as afull block course. Since fence building follows the terrain, there may be "stair step"heights on sections of fencing that result from these variances. This is normal; and aslong as 8 Y2" to 9" fence block courses are used, there will be no further leveling offence heights. The gate side fence pillar is independent of the side of the home and, although thejoint between the fence and home may be filled with stucco during construction foraesthetic purposes, the stucco may not remain permanently. Therefore, a gap maydevelop between the fence and the side of the home. This is normal and is notcovered under the warranty. The 4x8x16-pilaster fence is unique to Arizona and was designed as a non-structuralprivacy wall. The fence itself is constructed with a 4x8x16-interlock block (fencepanels) which provides for a mortar joint on the top and bottom of the block but noneon the ends. The fence is supported by 8x8x16-columns (pilasters) with two femaleends that allow the 4x8x16-interlock block to slide into the columns. The pilasterssupport the fence panels but are not mortared to the pilasters.

The fence panels do not contain any vertical reinforcement and are designed to moveand flex under side loads. This movement allows the fence panels to flex in thecenter and move at both ends. The fence panels are then fluid rather than brittle, solidobjects. This movement is more apparent when a fence has stucco applied, as thestucco will crack as the fence moves. This is especially obvious where the fencepanels interlock with the pilasters and/or where expansion joints are present. Stuccocracks in excess of 118" will be repaired one time at the one-year stucco and painttouch-up. The intent of these fences is for privacy.recreational use. Please be aware that the pilaster fence is not a structural unit. It may be dismantledby hand and will not absorb any sharp impacts or sudden movement. However, timehas proven that the pilaster fence will withstand the normal winds and use in Arizona. There may be drainage blocks installed at designated locations per design. It'simperative that these are not covered, removed, or relocated unless grading changesare made due to landscape improvements.Consult a professional landscaper ifrelocation is necessary.They are not designed for climbing or

FIREPLACESONE YEAR (Parts and Labor)The fireplace in your new home is designed to provide beauty and style. Although theyproduce heat, they are not intended to heat the entire house. Here are a few practicalsuggestions for getting the maximum benefit from your fireplace. Never use your fireplace as an incinerator to burn trash. Do not use lighter fluid or other flammable materials to start the fire. The fireplaces are equipped with an electrical starting device and should only beignited in this manner. For further tips on proper operation, please refer to yourwarranty and operation packet. When operating for the first time, do not be alarmed if there is a strange odor fromthe gas fireplace. Oils used during manufacturing burn off, and the paint curesduring the first few hours of operation. This smell is normal and goes away afterseveral hours. If the flame is small and not very bright, refer to your installation instructions. Thiscan result from the air-to-fuel ratio being reset during shipping. If the fireplace sometimes switches itself on and off, this could be triggered byexcessive temperatures. These are caused by poor draft, downdraft, or controls thatare out of adjustment. Sometimes the electronic ignition units may try to relightthemselves for a set period of time if the wall switch is in the ON position. If thisproblem persists, turn off the wall switch and call for service. If you have a direct vent appliance, make sure a tree or shrub is not obstructingairflow past the outside vent cap. If you have fogging each time the fireplace is started up, do not dismay.normal, and the condensation will burn off in a few minutes. Cleaning your fireplace(s) is a simple procedure and will prolong the beauty of yourappliance. To clean the glass, wait for it to cool completely, and then follow theinstructions to remove it. Take extra care with the rubber gasket because it isrequired for the safe operation of your fireplace. Glass cleaners work well forgeneral cleaning. If a white film persists, use a product such as Polish Plus(recommended by your Heatilator dealer) to remove that film that accumulates onThis is

the inside of the glass. All cleaners must be thoroughly rinsed from the glass beforerelighting the unit. If the glass becomes chipped or cracked, you must contact your Heatilator dealer toreplace it before operating your frreplace again.

FLOOR COVERINGSWARRANTY:ONE YEAR, on the basis outlined foreach type of floor covering, as follows.(Scratches, chips, and impe
