Theyare less willing to sit alone in a cubicle all day.Georgia CollinsThey prefer to work with their colleagues.Gary London, president of the London Groupof Realty Advisors in San Diego, said part of themotivation for having shared workspaces and fewer individualoffices is to reduce the amount of square footage that businessesmust lease in commercial buildings. This approach results in anincreased return on investment.“This office-of-the-future environment has really tampeddown the demand for new office space,” London said. “It bringsdown overhead. Besides embracing social media, networking and anopen environmentthat fosters collaboration, in manyorganizations, theyDeborah Elliottare the people whowill occupy leadership positions in tomorrow’s offices.“When we enter discussions withclients, we talk about who will be in theoffice 10 years from now,” Elliott noted.“If you get into a new lease and hiremillennials, this generation is creative, ambitious, tech-savvy and has a lowrequirement for privacy.”Designers, Division Is Out asShared Spaces Take Shape By MARION WEBBIf you’re wondering what the officeof tomorrow looks like, two local officedesigners suggest looking at the trendsetters of today. And if you do, you might include ChadBuckmaster’s office space. He’s the CEOof Carlsbad-based Processing Point ,which provides software and hardwarefor small and midsize businesses.Buckmaster hired Tamara Romeo, founder and CEO of San Diego OfficeDesign, to integratean empty warehouseinto a bigger officespace and tear downthe walls that separated ProcessingPoint’s hardwarefolks from its software developers.Tamara Romeo“We were lookingfor a more open space and a Google-ishenvironment,” Buckmaster said. The days of an individual employeeoperating from a private cubicle with afixed PC-supported device, schedulingmeetings in large conference rooms andstriving for the coveted corner officeare quickly becoming yesterday’s news.Instead, when office design experts areasked about tomorrow’s workplace, theconversation generally involves topicssuch as communication, culture, flexibility, mobility, health and collaboration.Photo by Steven WhalenChad Buckmaster, CEO of Carlsbad-based Processing Point, said one of his goals inredesigning workspace was to tear down the walls that separated hardware staff fromsoftware staff. To those ends, particularly communication, culture and collaboration,Processing Point’s new office featureswhiteboards on every wall to encouragebrainstorming, a working lounge withvideo games, a lunch lounge and more.“The productivity is a lot higher now,”Buckmaster said. “It’s more open. A lotof technology employees are looking forthat type of environment.”Appealing to MillennialsIn a recent study of more than 20,000Leaving your company’sfuture initiatives to the“luck of the dice”is a gamble.workers around the world, commercialreal estate company CBRE Group Inc.found people already spend less than50 percent of their work time at theirindividual work area. About of a thirdof their time was spent in meetings andcollaborative settings.“Successful companies like Zappos,Google and Starbucks are setting thetone for the workspace of today and tomorrow,” Romeo said. “It has become atemplate, especially for young companiesto build out their workspace.”Mobility Within the OfficeWhen Romeo and Elliott initiallymeet with clients, the discussion typically revolves around gaining a betterunderstanding of their culture, mission, strategy and identity. All of these factorsplay a pivotal role in designing the rightenvironment.“We really focus on the brand identityof the client’s space, their vision and howit is unique in the marketplace,” Romeosaid. “We look at the company website, their marketing materials and messaging, and try to make those things come alivein the office environment.”The explosion of new digital devicesthat enable users to connect, collaborate Workplace page 23SDEA’s Strategic Leadership Series FeaturingSheriff Bill Gore, District Attorney BonnieDumanis, & Police Chief Shelley ZimmermanModerated by Jerry SandersWorking withMRC leavesnothing tochance.Document Management Managed Print Workflow Automation Office Technology Managed IT ServicesSan Diego Sheriff Bill Gore, District Attorney Bonnie Dumanis andPolice Chief Shelley Zimmerman present at San Diego Employers Association’sSummer 2014 Strategic Leadership Series, taking place on August 13th atCrowne Plaza Mission Valley. In a presentation moderated by Jerry Sanders, three of San Diego’s top lawenforcement executives discuss their approach to leadership and share theirpersonal leadership philosophies. Each will share stories from their careers and key leadership insights which arerelevant in the professional realm and in every area of life where one strives forexcellence and mastery. That’s what James was worried about – he spent too much time on projects unrelatedWednesday, August 13to what is job was for, to run his business. August 4, 2014www.sdbj.comSAN DIEGO BUSINESS JOURNAL - Special ReportPage 17Hera Hub Blends Co-Working and Community at Its OfficesSERVICE: BusinessSigned First FranchiseAgreement in April By MARION WEBBSan Diego-based Hera Hub, whichprovides women who work for themselvesa working space where they can shareideas and meet with others, has signedits first franchise agreement. The growing trend known as co-working, where people share a professionalworkspace, is catching on in the UnitedStates, Europe and Asia.As of 2013, more than 110,000 peoplewere working in nearly 2,500 co-workingspaces, according to Deskmag.com.Compared with 2012, there are 83 percent more co-working spaces serving atotal of 117 percent more members. The idea of creating co-working spaceswhere independent workers can come together and collaborate is also catching onin other parts of San Diego. The San Diego Coworking Alliance on its website hasa list of co-working spaces throughout thecounty, providing various types of support, such as technical support for entrepreneurs and earlystage companies.Felena Hansonstarted Hera Hubthree years ago thisAugust after beinglaid off three timesFelena Hansonfrom previous jobsin marketing. The concept of providingfemale-focused shared office space in aPhoto courtesy of Hera HubHera Hub has three co-working spaces in San Diego County, including this one in Sorrento Mesa.spa-inspired workspace quickly took off.The Zen-like environment featuringcandles, soft music and running waterresonated with women while enablingthem to be productive.“The focus is on collaboration andcommunity,” Hanson said. “We are acommunity first, and we want to builda strong community where women cancome and can launch and grow a businessand get support from others.”More than 300 female business owners, employees and students are now members of Hera Hub, and as such they canuse the office locations in Sorrento Mesa,Mission Valley and Carlsbad. Memberspay monthly dues that range from 69a month for community access to up to 369 for 80 hours. Hanson said the average member pays 150 to 200 to usethe workspace a couple of days a weekand host client meetings.Hera Hub also offers workshops andnetworking sessions for professionaldevelopment.Expansion by FranchiseAfter three years of building herbusiness, Hanson is franchising the concept, having signed her first franchiseagreement in April with Julia Westfall, who plans to open a Hera Hub office inWashington, D.C., in November.Hanson’s vision is to enable more than20,000 women to launch and grow theirbusinesses at 200 locations over the nextfive years.Westfall said she learned about Hansonand Hera Hub by reading about her in aNew York Times article and was immediately intrigued by the idea.“I worked with small businesses fora long time and entertained owning myown small business,” said Westfall, whois the director of finance and humanresources at a communications companyin Washington. “I don’t think a lot ofcurrent co-working and executive suiteoptions really provide all the options forwomen. It’s about building a collaborative working community and makingsure the membership has a good mix ofskills and business types, so that womencan support each other.”Hera Hub franchisees pay an upfrontfee of 32,000 to start a franchise forthe first 10 years, which gives them the“business in a box,” including training, marketing and branding, Hanson said. The cost to buy a second franchise is 35,000 and 39,000 for a third, she said.Westfall said she expects to invest 100,000, or three months of operatingexpenses, to get her franchise off theground and grow the membership.A Need for SpaceAccording to a survey by MBO Partners, 30 percent of U.S. knowledge-basedworkers are independent, working asfreelancers, consultants and entrepreneurs, and that number is expected torise 60 percent by 2020.The San Diego Coworking Alliancecoworking spaces include the AnsirInnovation Center on Convoy Street,Co-Merge Workplace in San Diego’s financial district, Cyber Hive in downtownSan Diego, 3RDSPACE in UniversityHeights and Coworking Connection. For more information on the SanDiego Coworking Alliance, visitwww.sandiegocoworking.com.Advertising FeatureRISK.needs to be managed.VICE PRESIDENT OF OPERATIONSSan Diego History CenterLucas Reeve promoted to Vice President of Operations for ThePatio Restaurant Group. “To be a successful operator, you have tobe focused on creating memorable guest experiences.
