Treasurer’s UpdateFor fiscal and calendar year 2020 the Bent Creek Community's financial position remains healthy. The community has 1.32m in cash and cash equivalent holdings, 690K of this is held as reserves. At the current time we have opted tohold all of our balance in Money Market or cash. Notes: Expenses and revenues are in line with budget, given no extra ordinary items we should end the year in aslightly better cash position As we use a cash accounting method expenses will fluctuate due to the timing and payment of invoices. Over a12-month period these fluctuations should trend to average. This can be seen in the graph below. You may also notice that the cash balance has declined from the prior period while revenues have regularlycome in higher than expenses. This is due to a few large ticket items, approximately 90K, which were paidfrom the reserve. The majority of this spending was concentrated in a few big ticket items including replastering of the pool, clean-up of storm damage, repainting of the sign posts, and a deposit on new playgroundequipment. Around the NeighborhoodPool News and FAQsAs everyone should know by now, the pool is OPEN! Homeowners should have received email communications from theHOA regarding the 2020 Pool Rules, Waiver, and Reservation system. If you need to review any of these items you can visitthe HOA website https://www.bentcreekhoa.org/pool-info/. We wanted to highlight some information, including answersto the most frequently asked questions. PLEASE be respectful of your neighbors and follow the rules for this year. This is anew process for everyone and it will take some time for people to get used to it, but we can make this successful if we allfollow the directions. Any questions, please reach out to the Board via email hoa@bentcreekhoa.org1. Do I need to print out my own waiver? YES, please print out the waiver, complete and sign. The first time you cometo the pool please bring the waiver with you and your ID. Once we have the waiver on file you will not need to bringit again. You will be asked at check-in going forward if it is on file. The waiver may be accessed on the HOA websitehere: k%20Pool%20Summer%202020%20%20COVID19.pdf2. How do I reserve spots for the pool? The reservation system Greater Nashville Pool uses is called Omnify. You mayaccess the Bent Creek Omnify site here: https://bentcreekhoa.getomnify.com. You may book same-dayreservations, however, booking closes 10 minutes before the start of each block. Omnify is a 3rd party websitetherefore the HOA does not have control over its functionality or performance.3. Do I need to add each member of my household in the reservation system? YES, any member of the householdthat will be utilizing the pool must have a profile. Once you have created your profile, you can add additionalhousehold members to your account by clicking on your profile, “View Profile”, in the drop down under your name,click on “Family”, then “Add New Member” at the top. Remember there are no guests allowed this year. Thelifeguards will ask for identification at check-in for adult family/household members. No identification is required forchildren. No children under 18 without an adult.4. How many spots are open during each time slot? As of now, we are allowing 50 individuals at the pool at one time.This MAY change as CDC and state guidelines evolve. Each slot is for an individual person, not a household. No walkups will be allowed admittance, even if the facility is under capacity5. Do I need to sign up each household member for the date/time we want to attend? YES, if you want to bringmultiple household members to the pool, they will each need to be added to the reservation. You will need to makesure the corresponding number of slots are also available for that date/time. If only two slots are available, you canonly add two household members. When accessing the calendar to book, click the date/time you want to add, makesure the booking says “For Me and Others”, click “Next”, make sure and checkmark the names of each householdmember who will be attending with you (the system will default to just your name checked), click “Next”, Reviewyour booking, check the box for agreeing to the Waiver and Cancelation Policy, and then click “Confirm Booking”. Itwill then give you an option to add to your calendar, AND a confirmation email will be sent to the email addressassociated with your Omnify profile.6. What should I do if I am not getting my confirmation, reminder, or cancelation emails? Please be a good neighbor and cancel reservations for EVERY MEMBER of yourhousehold as soon as you know you will not attend your reservation. From the website you can click on “View Profile”from the drop down under your name, then from the drop-down menu on the next page choose which member(s) youneed to cancel. Once you have selected the household member from the drop down, find the date/time you need tocancel, click “Details”, and then click the red “Cancel Booking” link at the bottom of the pop-up window. You will get acancelation email for each person you cancel. If we continue to see no-shows for reservations, we will begin revokingaccess to the pool for those households that are repeat offenders.8. What if I leave something at the pool? We are not maintaining a Lost & Found this year. We have been watching outfor items for the first couple of weeks, but lifeguards will be instructed to dispose of items left behind going forward9. What if I have lost, damaged, or never received a pool fob? Please reach out to pool@bentcreekhoa.org for anyquestions or issues regarding pool fobs.We hope these FAQs help with any questions homeowners have regarding this year’s pool operations. The HOA, Timmons,and the Greater Nashville Pool Management worked hard to make sure the pool could open in a safe and responsiblemanner. Some of the services they will be providinginclude: treating all trails for fire ants, mosquito, flea, and tick treatment in these areas: Pavilion Park, The PoolHouse Common Area, Bitticks Creek Park, Boulder Park, Cold Stream Park, Cold Stream Trail, Dog Park, SunrisePark, and Ellis Place Park. The new provider will also knock down any wasp nests or spider webs on anyplayground or other structures in these areas. Also, they will be providing pest control treatment to our threeamenity structures and the 10 feet surrounding them on a quarterly basis: The Pool-House, The Barn, and ThePavilion.Also, the HOA would like to remind you we live amongst the critters. We all know about the foxes, rabbits, deer,water and rat snakes. However, one of our resident’s did inform us that a Copperhead was spotted twice on theirproperty near the wooded common area. Please make sure you are always aware of your surroundings,especially as you use the trail systems that go through some of our wooded areas.Home MaintenancePlease remember to check out your green space for any maintenace and upkeep needs. Around the NeighborhoodMessage from Evergreen WasteAs a reminder, please review an important message from our waste management provider regarding trash collectionregulations n-waste/.Firewood AvailableFree firewood is available at the end of Bent Creek Trace. It is first come, first serve. Please take advantage of it, asit will eventually be hauled off from the common area.Trails Committee UpdateTwo new dog waste stations are being added, one on Falling Water Road at the Carrick Court Trail and one at theCreekside Trail terminus on Bent Creek Trace near the cul-de-sac.Additionally, the Bitticks Creek Trail extending from Bent Creek Trace to the pool parking area will undergo drainageenhancement beginning soon. For safety, this trail segment will remain closed until work is complete. Please stayout of this work area and ensure children are not entering the worksite. We will send out a notification when a startdate is confirmed.Landscaping Committee UpdateThe regular summer mowing schedule has begun.
