A Second ChanceUtah medical device firm brings new life to officesBiomerics, a leading manufacturer of cardiovascular medical devices, recently openedits new 167,000-square-foot headquartersbuilding in Salt Lake City, Utah.Seeing the potential of a vacant electronicsmanufacturing facility, Biomerics and WasatchProperties hired Layton’s Interior ConstructionSpecialists (ICS) team to transform the dilapidated building to a state-of-the-art medicaldevices manufacturing facility. Demolition completely cleared the facility of old piping, wiringand hazardous materials. Structural changesmade way for a grand new building entrance. The team included a visionary ownerand dedicated subcontractors that helpedtransform the building. Changes include newstructural steel, reinforced concrete pads tosupport manufacturing equipment, and newlighting. Technical design and coordinationwith the mechanical, electrical and plumbingsubcontractors resulted in impressive customracking with air, water and power at work stations. Three electrical service units are pulling9,000 amps of service, fully utilized with milesof conduit. The clean room meets stringentISO 4 standards. The construction project, with a short span of just 10 months, wascompleted in September.[ Nuts & Bolts ]Biomerics in Salt Lake City, Utah, remodeled arun-down building to house the company’s medicaldevice manufacturing facility and headquarters.Data centerskeep up withdemandThe Cloud. Connectivity. The world becomes more dependent on data every day in the evolvingdigital world. Volume and velocity ofdata is increasing, and so is Layton’srole in data center build-out. Similar to healthcare construction, datacenters require pristine constructionsites to eliminate contaminants in thesensitive data center environment.Relying on its extensive healthcareexperience, Layton’s team uses negative air machines at a data center sitein Las Vegas, Nevada to scrub theair of particulate matter, meeting ISO9 cleanroom standards, even duringconstruction. Divided into quadrants, the data center was constructed andcommissioned by section, going live,as the construction crews moved tothe next sector to complete morework under clean room conditions.Beginning with the end in mind, Layton’s focus on cleanliness has beenpraised by the client/developer andits tenant.Layton’s success in Las Vegas ledto the invitation to construct anotherproject in Atlanta for the client, witha scope of work completely differentfrom the Las Vegas project. The Atlanta project has Layton performing the early project developmenton two data center pads covering 35acres, including site work such asclearing and grubbing, rough grading, rock removal and crushing operations. 360 million expansion of Boise hospital trusted to LaytonSt. Luke’s Boise Medical Center inBoise, Idaho, has envisioned an expansionto their facility for many years. Layton wasawarded the long-anticipated project aftergaining the trust of the healthcare systemthat has previously “self- delivered” everyconstruction project on its eight-campussystem.The project’s scope has grown as St.Luke’s confidence in Layton has increased. Layton has picked up additionalprojects on the healthcare campuses, withSt. Luke’s Boise Medical Centertotal contract value nearing 360 million. As to be expected with any complexhealthcare project, obtaining city andcounty permitting and working through amyriad of healthcare regulations has beenchallenging. Construction has commenced, with completion on all projects scheduledover the next 2 1/2 years.Layton Construction Company FOUNDATION 3

Other complementaryamenities and community spaceswill be included in subsequentbuildings, too.“We won’t duplicate the amenities from one building to the next, but will offer various spaces tohelp our tenants attract and retainhigh-quality employees,” Bret says.“These Silicon Slopes businessesare experiencing a shortfall ofthousands of needed employees. We want to offer a space thatbenefits our tenants now and foryears to come.”Each building will housebetween three and five tenants, with the entire four-buildingcampus eventually offering spaceto between 15 and 20 tenants. The campus has already become amajor landmark player in the heartof the city of Lehi’s tech market.FAMILIAR FACESThis innovative approach wasmade easier because the development company had worked withLayton, Lake Pointe Property Management and MHTN — as well askey subcontractors — numeroustimes before.“This was not our first rodeo, sowe kept riding the stallions,” saysKent England, Senior VP of RealEstate Services with Lake PointeProperty Management — another part of the Innovation PointePartnership. “We’ve built more thantwo million square feet of spacetogether. There’s trust there.”This trust enabled all parties toshare ideas for making the buildingsmeet the highest standards. Combine innovative ideas and demanding standards of excellence with anaggressive time schedule and youcan have constructability challenges.“You always have the pressure offinishing on time,” says Jeff Snideman, project manager for Layton.“We would meet weekly and workthrough concerns openly, which ledto the best solutions.”THE END RESULT“Innovation Pointe stands out,”James says. “The Utah market isexperiencing a revival of moderniststyled buildings, this project raisesspeculative office building stock toa new level. We collaborated closelythroughout the design processdown to the finest details. The endproduct shines.”The building already does whatthe ownership team hoped.“We put a lot of extras in andpaid attention to small details,” Bretsays. “The nice thing is that tenantsare noticing specific little touchesthat we put in. When they noticethose things, you realize the benefitsof our design strategy.”QuickNotes Each building will include amassive scale, color-changing LED feature highlightingareas of the exterior facade.Th
