We did not inspect the areas immediately under furniture or appliances. Thisstructure contains slab flooring, and in slab floor type construction, it is possible forSubterranean Termite infestations to be concealed and not evident at the time of ourinspection; therefore, we assume no liability for any infestations that are not evident atthe time of our inspection. Our inspection does not include any electrical, heating, airconditioning, structural adequacy, pest other than wood destroying pest ormechanical systems of the structure and will not detect building code violations. Theroof covering of the structure was not inspected. The plumbing was inspected, butonly the leaks outlined in our report were found at this time. We assume noresponsibility for leaks that occur after the date of this inspection. There may be healthrelated issues associated with the findings reflected in this report. We are not qualifiedto and do not render an opinion concerning any such health issues. The inspectionreflected by this report was limited to the visible and accessible areas only. NOTE: If during the course of ourrepairs to the sink shelf, it becomes necessary to modify/repair the adjacentplumbing facilities, a supplemental report and bid will be issued.**********(SECTION 2 ITEM)**********FINDING: The window in the hall bathroom is lower than the shower head. This could allowmoisture intrusion onto the enclosed framing.RECOMMENDATION: The owner is to keep this area well sealed and as dry as possible. Considerationshould be given to installing a water proof window curtain to prevent moistureintrusion.**********(SECTION 2 ITEM)**********2E.FINDING: There is a gap between the tub spout and wall covering in the hall bathroom.2F.RECOMMENDATION: Secure and seal around the spout in the most practical way.**********(SECTION 2 ITEM)**********FINDING: The floor covering in the laundry shows signs of wearing or discoloration. There isno evidence of any damage in this area.RECOMMENDATION: As there is no damage in this area there is no recommendation for repairs. Theowner should monitor this area and keep it well sealed. If the owner should desirea bid for the floor simply for appearance sake one can be supplied.**********(SECTION 2 ITEM)**********2G.Further Inspection ItemsFINDING: This home was constructed without the use of a weep screed at the base of thestucco. Although this was an accepted construction method it does create an areathat can allow subterranean termites to access the home without being detected.This area can also allow condensation to build up and not drain properly.RECOMMENDATION: If further information is desired it will be necessary to install a series of test holes toallow for further inspection. All findings recommendations and bids will be issued ina supplemental report.**********(FURTHER INSP ITEM)**********3A.NOTE: Unless stated otherwise, HomeGuard Incorporated bids include texturing and paintingrepaired areas. We will cover repaired sheetrock and wood with one coat of white primer orone coat of color supplied by the owner. Any texturing will vary from the original texturehowever we will match as close as possible. All painting will be on the area repaired only,feathering the paint in to blend with existing.
