HighlandAvenue in the Inman Park HistoricDistrict and connected to Atlanta’sproposed Beltline.Grinnell Lofts, N. Highland Steel Lofts andThe Shops at N. Highland Steel comprisehigh-end condominiums, apartments,street-level retail and restaurant space.Amenities include a pool, fitness centerand covered parking.The development consists of five adjoiningbrick buildings that create a new streetnetwork fitting within the existingneighborhood context. The remainingbuilding, believed to be one of Atlanta’soldest standing office structures, isdesigned as a restaurant space. It willbe adapted from its original functionas the offices for the General Pipe andFoundry Co.

MID CITY LOFTSKim King & AssociatesAtlanta, GAUnits: 133Residential: 365,000 gsfRetail: 5,000 sfMidCity Lofts is a 10-story residentialcondominium located on a small blockbetween the historic Biltmore Hotel anda new “high tech office campus” in theMidtown district of Atlanta. The residentialunits are designed to have the qualities ofspace, light and material associated witha “loft”. The concrete frame is largelyexposed, but the electrical and mechanicalsystems are carefully concealed.A lounge and fitness center are located onthe roof with 360-degree views. The pool isset in an outdoor room, half a level belowthe lounge, surrounded on three sides,but completely open on one side to theSouth to take advantage of the downtownview and to get the most sun. The façadeintegrates traditional, as well as modernmaterials, and highlights the skyline views.

This new mixed-use development,currently under construction, willserve as the connection betweenMidtown Atlanta and the Buckheadretail and entertainment area.The project includes 300 one- andtwo-bedroom luxury apartmentunits and 50,000 sf of street-frontingretail space on Piedmont Road. HAYNESHOUSEAlliance ResidentialAtlanta, GAUnits: 186182,000 gsfHaynes House is a 6-story luxury apartmentproject located in the exclusive Buckheadneighborhood. Five residential levels sit atopa podium with lobby, leasing, amenities andunderground parking below. The “E” shapeddesign provides two intimate south-facingcourtyards for the residents, which are elevatedabove grade for privacy. An existing 1920’s erahome on the property has been converted to thepool house maintaining the existing scale alongadjacent residential street. The small, urbansite required that the parking be located belowthe main structure. The project’s design andscale compliments the surrounding historicresidential neighborhood while addressing itsurban Peachtree Street presence.

7th Midtown, currently under construction,is a mixed-use project on a prominentcorner in Midtown Atlanta. The designincludes luxury residential units overretail space intended for signatureStarbucks and Teavana concepts.The program includes 21 residential unitswith 48,000 square feet of net residentialspace. The typical residential floor willhave three different unit types, withtwo unique penthouse units at the topthree floors.The gross area is 68,000 square feet withadditional areas including lobby, privateroof terraces for the top three floors,connection to the Viewpoint building,and the necessary modifications to theViewpoint building for access.7 TH MIDTOWNLoudermilk BellAtlanta, GACondos: 20Residential: 48,000 sfRetail: 6,000 sf

Sitedbetween a multi-modal transit stationand the Orange County CourthouseComplex, Central Station will createa link between these important Civicdestinations using green space andground-level retail. The project willinclude 279 luxury apartments, a poolcourtyard, club room, roof terrace,fitness center, pet grooming salonand bike repair shop. Rounding outthe community is a parking deck with400 spaces and 13,000 sf of street-levelrestaurant and retail space.

GLENWOOD EASTAlliance ResidentialAtlanta, GAUnits: 236290,000 gsfGlenwood East Apartments is a sustainableneighborhood connected to SoutheastAtlanta’s Glenwood Park project andwithin close proximity to the East Atlantaneighborhood. The development includesthree residential buildings with 236 totalunits and a pre-cast, four-level parkingdeck providing 337 on-site spaces.The community is organized around anew “main street” which is integratedinto the existing fabric of the surroundingneighborhood. Each residential buildingis four and five levels of wood frameconstruction and features apartmentswith green features, innovative amenitiessuch as “gear closets” and view of theAtlanta skyline.Amenities include a top-floor clubroomwith a spectacular view of Downtown,on-site laundry, pool and fitness center.

THE METROPOLITANBomasada Group, Inc.Oklahoma City, OKUnits: 330353,000 gsfThe Metropolitan, currently underconstruction, will house 330 apartmentunits in a wood frame building withgreat views of downtown. The siteis located within walking distanceto such popular business, intownhousing and entertainment areas asthe Bricktown Entertainment District,Automobile Alley and Midtown.The project is the largest singlehousing development ever announcedfor downtown Oklahoma City. LASis working with the DowntownDesign District planning authorityin Oklahoma City to design urbanstreetscape details.

CRESCENTMUSIC ROWCrescent CommunitiesNashville, TNUnits: 296Residential: 282,000 gsfRetail: 7,600 sfThe project site is located along DivisionStreet in Music Row. The propertyoverlooks Interstate 40 and offersdramatic views to all of downtownNashville. The building design includesmultifamily, retail area, residentialamenities, and associated parking.Five levels of multifamily woodframeconstruction sit atop a structuredpodium at street level.The Division Street streetscape willbe activated with retail area, someresidential amenities, and a smalloutdoor piazza at the heart of thecomposition. The project is currentlyunder construction.

THE SAGEMiles Development PartnersSt. Petersburg, FL285,000 gsfThe Sage is a 13-story residentialcondominium in St. Petersburg sited atthe terminus of I-175. The building consistsof a 4- and 5-story “base” building withresidential units adjacent to structuredparking and a 9-story “tower” building.While the tower portion is intended toexhibit clean, simple lines and generousglazing, the base of the building utilizesstylistic elements.The base building is comprised of twosymmetrical wings bounding the mainentry courtyard, with the 4-story westwing relating sensitively to the existingneighborhood to the west and the 5-storyeast wing providing emphasis at the cornerof 4th Street and 4th Avenue. The 5th floorroof of the base building serves as themajor private amenity terrace, including aclub room, fitness center, swimming pool,and outdoor lounging area.

VILLAGEGREENNorthwest GeorgiaHousing AuthorityRome, GAUnits: 1010 sustainably designed two- andthree- bedroom public housingapartments are located on DivisionStreet in Rome, Georgia. Theproject was funded by a grantthrough the American Recovery andReinvestment Act and has beencertified by the Enterprise GreenCommunities Program.The Enterprise Green CommunitiesProgram is the first national greenbuilding program focused entirelyon affordable housing. GreenCommunities is a program designedto help developers, investors, buildersand policymakers make the transitionto a greener future for affordablehousing. The program requires anintegrated design process, includinga charrette for all stakeholders priorto the beginning of design, and usesEnergy Star for Homes as a criteriafor energy efficiency. Sustainablefeatures include a rainwaterharvesting system, roof-mountedsolar hot water panels and recycledclay tile roofing.

LAFAYETTESUSTAINABLE HOUSINGThe LaFayette Housing AuthorityLaFayette, GAUnits: 3030 sustainably designed two- andthree- bedroom rental apartments arelocated in a single-story duplex formaton two sites near the heart of the Cityof Lafayette, a small community inNorthwest Georgia. One site was anabandoned lot that was once a school,the other housed obsolete stackedflat units. The units are owned andmanaged by the housing authority.The sustainable strategies employedon the two sites include: perviouspaving, innovative storm watermanagement, recycled materials,advanced framing, spray-foaminsulation, high-efficiency splitsystems, heat pump electric waterheating, low-VOC paints and coatings,reflective roofing, WaterSenseplumbing fixtures and an EnergyStarlighting package.

ADAPTIVERE-USEWe enjoy adapting olderstructures, often historic, for newuses in housing, office and retail.These projects often involve a mix of renovationand new construction. The end result is aproject that brings the past into the present,which in addition to being a more sustainableform of redevelopment, always adds characterto the streetscape.

BOX FACTORYLOFTSMiles Development PartnersTampa, FLLord Aeck Sargent creatively designedthe adaptive use of a c. 1915 cigar boxfactory in the historic Ybor City sectionof Tampa for a 53-unit, two-storyresidential condominium. The projectentailed carefully restoring theexisting masonry walls and replacingdeteriorated windows with longlasting, insulated windows similar inappearance to the originals. To minimizevisibility of structural changes, a secondfloor addition is set back from the faceof the building and structured parkingis hidden within the complex.Amenities include a landscapedcourtyard and swimming pool withindividual residence access.

ENTERPRISE MILLBoardman Petroleum, Inc.Augusta, GAEnterprise Mill, a 19th century cottonmill complex, sits on the historicAugusta Canal, which still providesthe power for the original 1920’sGE turbines. The canal was usedas the backbone for Augusta’sredevelopment plan.The Enterprise Mill was one of thefirst historic rehabilitation projectsalong the canal. It involved mixed-usedevelopment including restaurant,retail, commercial office andresidential components.The project also included the designof the Augusta Canal InterpretiveCenter, which is the main welcomecenter for the Augusta Canal NationalHeritage Area.

STUDIOPLEX LOFTSHistoric District Development Corp.Atlanta, GAUnits: 133220,000 gsfStudioPlex is an adaptive-use of the c. 1904Southeastern Cotton Warehouse (listedas the oldest concrete building in Atlanta)for a mixed-use commercial, retail andresidential development.This 133-unit arts-based developmentwas envisioned as the catalyst for therevival of the Martin Luther King HistoricDistrict. The master plan, includinghistoric facilities survey, programming,preliminary construction pricing andpresentation/marketing package wasprovided. Documentation for historic taxcredits, AHA grants, empowerment zonegrants and Georgia Power communitydevelopment grants also were provided.

THE LUMBERYARDWilco Real Estate, Inc.Atlanta, GA80,000 gsfLocated in the ChattahoocheeIndustrial area, this project is anadaptive use of an existing 1961building supply and manufacturingwarehouse for an office loftsdevelopment. New courtyards weresliced through the shell, creatingthree buildings that look onto open,planted courtyards.The Georgia AIA design jurycommended the project for its intentto “.create an internal circulationspace with the scale and interest ofan urban streetscape. The colorfulyet restrained palette of lightindustrial materials used for newinfill balances the straightforward,somewhat pedestrian character of theexisting concrete floor and red brickperimeter wall.”

STUDENTHOUSINGLord Aeck Sargent has worked on morethan 130 campuses nationwide and wehave become a national leader in designingsustainable, progressive student housing.Our portfolio includes a full range ofhousing, from double-occupancy suitesand “pod-style” housing specificallytargeting freshman students to singleoccupancy bedroom apartments andstudios designed for upperclassmen andeverything in between. Today’s studentsshare a holistic view of campus activitiesand do not view work/study and play asnecessarily separate activities.

SPARTAN VILLAGEUniversity of North Carolina at GreensboroGreensboro, NCThe Village, located adjacent toUNCG’s existing campus, includes800 beds in a variety of apartmentconfigurations as well as academicand social spaces that create a living/learning environment.The project’s goals were to providemore on-campus student housingwhile revitalizing the streetscapeand neighborhood as part of thelarger City of Greensboro Lee StreetCorridor plan.

UNIVERSITY LOFTSGeorgia State UniversityAtlanta, GALocated adjacent to the GSU Campus, between downtown Atlanta andthe Martin Luther King Jr. historic district, the project provides yearround housing for 500 married, graduate and international students,and limited visiting faculty members. 230 units are designed as loftstyle apartments arranged around an internal courtyard with views todowntown and midtown Atlanta. The building rises in graduated storiesabove the courtyard, culminating in a 14-story tower.Conference, health and exercise facilities are provided, along with leasable street-front retail space along Edgewood Avenue. The project alsoincludes a parking deck serving the residents.
