Per a recent letter(copy attached as p. 6) from the East Manatee FireRescue District, ELECTRIC grills are also prohibited. Ourrules and regulations will be changed accordingly.Community Grill?At the last Board meeting, the subject of installing acommunity grill was discussed. We decided to: 1) querythe Fire Rescue District and, if they give us an initial OK,then 2) we’ll do a survey to ascertain communityinterest. If the results of these two efforts are positive,we will then form a Grill Committee to tackle the issues,estimate the costs, and prepare a recommendation onhow to proceed.Pool Lounge ChairsAt its last meeting, the Board approved the purchase of15 new lounge chairs for around the pool, at a cost of 2,972. They will be the taller types, sitting 19” abovethe deck. InJanuary, some of the surplus funds will be transferredto a new General Reserve Account, which can then beused to cover future capital costs not covered by theother reserve accounts. Creation of this GeneralReserve Account could help limit future operatingbudget increases.Orchid Cove currently has 177,000 invested in CDs. Besides thelowest price, Siesta Key also offered the most optionswhich include painting the mail center, pool house, pooldeck, pool railing/gate, stairs & railings, front doors,garage doors, gutters, soffits, fascia, downspouts, andelectrical boxes. A 10-year Scott paint will be used (lasttime our buildings were painted, a 7-year paint wasused).Owners will be separately responsible for the paintingof their lanais. Owners can either:1. Pay the lanai bid price ( 520) from Siesta Key Décorand have them do it, or2. Paint the lanai themselves. For this option, it isimportant that the Owner purchase the correctpaint types and color – the walls and the floor eachcall for separate paints. Orchid Cove ConnectionRULES AND REGULATIONS REVIEWDID YOU KNOW?As you may recall, the newRules and Regulations (R&R)were approved at the Feb. 24,2016 Board meeting and wentinto effect 30 days later.Specific sections of the newR&R will be reviewed in this andfuture editions of the Connection.TMA Annual FeeThis month, we’re highlighting the Unit Leases section,which reads as follows:Unit LeasesNo unit may be leased more than twelve (12) times in acalendar year. There shall be no maximum length of alease, but all leases for more than a year shall be deemedto include a provision reserving the right of theAssociation to approve or disapprove the continuance ofthe lease at annual intervals. No subleasing orassignment of lease rights by the lessee is permitted. Nolease may be for a period of less than thirty (30) days.Occupancy is only by lessee and family. An ownerintending to lease his unit shall give the Associationwritten notice at least 20 days prior to the proposedtransaction with the name and address of the proposedlessee, a copy of the proposed lease and any otherinformation which the Board of Directors may require.1.2.3.4.5.Lease applications are to be submitted to theAssociation Manager and require a 100.00processing fee to be used for a background checkand may be waived for repeat lessees.Application forms are available at the AssociationManagement website.All leases must be in writing and only entire unitsmay be leased.All applications are to be approved by the Board ofDirectors.All lessees must follow all Rules and Regulations andmust be supplied a copy.A number of the units in Orchid Cove are leasedannually, and some are seasonally rented. It is thusimportant to know and follow the rules, particularlynoting those numbered 1-5.
