LEASETHIS LEASE, by and between CHURCH HILL RESCUE SQUAD, hereinafter referred to asLessor, and HAWKINS COUNTY, TENNESSEE, hereinafter referred to as Lessee, is as follows:IN AND FOR CONSIDERATION as hereinafter set out, Lessor hereby leases to Lesseesufficient space as reasonably required by the Hawkins County Election Commission on that realestate owned by it known as Church Hill Rescue Squad, Inc,, situated in the 9th Civil District ofHawkins County, Tennessee, with the address of 351 West Main Boulevard, Church Hill, TN37642, and as was conveyed unto it by deed duly recorded in the Register’s Office for HawkinsCounty, Tennessee, in Deed Book 157, page 65, to which reference is hereby made. This leasewill be to provide a place or precinct for all eligible voters to vote on all elections as may occurduring the term of this lease. Lessor shall provide at its own expense all utilities, with theexception of separate internet services paid by the Election Commission, and custodian work asmay be reasonably necessary and shall further provide storage as reasonably required by theHawkins County Election Commission of all voting machines and equipment. Lessor agrees tomake areas used for voting clean and ready for Election Officials two days prior to the first earlyvoting day, and to have available cleaning supplies for election officials’ use during the earlyvoting period.The consideration for the aforesaid shall be the sum of 75.00 (seventy-five and no/lOUdollars) for each day Lessee’s lock is placed on the voting room doors through the end ofthe earlyvoting period- This lease shall be effective for three (3) years beginning January 1, 2018 andending December 31, 2020; however, Lessee may terminate this lease at any time by giving atleast ninety (90) days written notice to Lessor to this effect, and Lessor may terminate this leaseby giving at least one hundred eighty (180) days written notice (due to the detailed nature ofelection planning and deadlines) to the Lessee. Lessor shall maintain adequate liability coverageon the premises subject to this lease and shall likewise make said premises handicap accessibleas required bylaw. Lessee will also maintain adequate liability insurance coverage for any liabilityit may incur.
