Maintaining Your Boral Clay Tile RoofMILDEW, ALGAE AND MOSSWEATHERING EFFECTSWe recommend that a professional cleaning company beused, so that you avoid the dangers associated with walkingon a wet tile roof.Boral Roofing clay roof tiles will be subjected to the worstnature can offer. The combination of elements that destroymost other roof coverings will not, however, seriously affectthe protective properties of clay tiles. Over time, the surfaceof any product left unattended will show signs of aging, andclay roof tiles are no exception.Many climates across the country are conducive to mildew,algae and moss growth on everything from glass, stucco,siding and driveways, to roofing products including clay tiles.While this growth can result in a dirty surface appearance, itcan be treated to restore the original look.Mildew, algae and moss do not grow directly on the tile butgrow on the accumulation of dust and other organic materialsthat settle on the tile. When enough cycles of heat, moistureand light are present, these spores start to grow.CHOOSING A CONTRACTORMany environmental variables affect the potential for thisorganic growth. The location of the house, the direction thehouse is facing to the sun, and the quantity of trees, canalsand lakes in the area can contribute to mildew growth.Regardless of whether you just want your roof inspected,(which should be done every couple of years), or have specificrepair needs, you should take some precautionary steps inselecting a roofing contractor.Fortunately, mildew, algae and moss can be removed or treated. Ifthe growth returns, the treatment can be repeated as necessary.CLEANINGIf your roof is still under warranty from the original installation,you should contact the original contractor for all inspectionsor repairs so that your original contractor’s warranty is notvoided.Boral Roofing recommends that you hire an experiencedprofessional to clean your tile roof.Ensure that your contractor secures all necessary permits beforeany work begins or you may be responsible for any code violations.The following method is recommended to properly pressure cleanthe surface of your roof to remove dirt, algae, mildew or moss.Even considering its unsurpassed durability, a clay tile roofdoes require regular maintenance to continue to performoptimally. Replacing broken tiles, removing algae, mildew andmoss, or cleaning and re-coating your clay tile roof are all vitalsteps in maintaining its aesthetic and protective qualities foryears to come.In most applications, a pressure cleaner set at approximately1200 psi should be used. The tip of the nozzle of the pressurecleaner should be kept approximately one to two feet from thetile. The limited pressure and distance from the tile are used toprevent damaging the surface. Most modern pressure cleanershave an induction system to deliver a 10% solution of chlorine towater. This will help to temporarily remove the mildew, algae ormoss when using the recommended reduced pressure.FauxMission Custom Blend3Clay tiles are produced by baking molded clay. The density ofthe clay is determined by the length of time and temperatureat which it is heated. Colors of clay tiles range from shadesof white, yellow, orange and brown. Clay tiles are primarilycolored by the clay materials that are present during molding.Choosing a professional roofing contractor for repairs andmaintenance is the best method to ensure safety and thelongevity of your roof.

Caution should be exercised to ensure your personalsafety and prevent damage to roof tiles that may void yourwarranty. Roof traffic is specifically mentioned in the SpecialExclusions section of your warranty. Roof tiles broken by foottraffic should be replaced as soon as possible. Broken tilesmay allow penetration of water and UV rays to damage thewaterproofing underlayment beneath the tiles.There are certain methods of traversing the roof that mayminimize damage. It is recommended you step at the bottomthree inches of the installed tile. This section is supported bythe lapped tile beneath it and the weight is then transferredthrough it to the deck below.Keep in mind that activities such as cleaning gutters and hangingholiday lights can be accomplished from a ladder rather thanwalking on your roof. Ladder braces may be attached to avoiddamage to your gutters and tiles.Remember the following tips if you must walk on yourroof tiles:y Orient your feet in a horizontal direction. Try todistribute your weight evenly and walk as softly aspossible.y Distribute your weight on the high points of theadjacent tiles.y A great option is to use walk pads to distribute yourweight over a larger area. Pads may be fabricated inseveral ways but are typically made from sheets ofplywood cut into 2” x 2” sections. The underside ofthese pads should be fitted with softer material such ascarpet or rigid foam that will help distribute the weightand prevent slippage.y Avoid walking on hips or valleys to prevent damage tospecially cut tiles that are more difficult to replace.4

Boral Roofing TransferableLimited Clay Product WarrantyBoral clay roof tiles and shakes are warranted to you, theoriginal property owner(s), by the manufacturer, BoralRoofing LLC (“Boral”). Boral warrants that the clay tiles andshakes manufactured by Boral will pass applicable moistureabsorption and transverse break strength tests under theconditions and using the methods applied by IAPMO UniformEvaluation Service (“IAPMO”) in report ER-411 that are inexistence at date of manufacture and which are applicable tothe Product. This warranty has been delivered to the originalproperty owner(s) in connection with the original propertyowner(s) purchase of Boral clay roof tiles or shakes andremains in effect for as long as the original property owner(s)are living and are the owner(s) of the property for which theroofing was applied up to a maximum period of fifty (50) years.Please see below for warranty terms regarding transferability.For legal entities other than natural persons, the duration ofthe warranty is fifty (50) years and shall not be transferable.Boral further warrants that the clay tile roofing productsmanufactured by Boral, after removal of foreign surfacedeposits and based on a comparison between the exposedand unexposed areas of a given tile or shake, will not show acolor fade in excess of 4 Hunter E Units as a result of normalweathering or ultraviolet exposure, for a period of twenty (20)years from date of original installation.This warranty should be registered online at www.BoralRoof.com within thirty (30) days after completion of installationof the roof tiles or shakes or purchase from the builder ofyour newly constructed home. This warranty is subject to theconditions, remedies, transfer requirements, limitations andlegal rights stated in this warranty. All of the conditions andrequirements stated in this warranty must be met in order tomake this warranty valid.NOTICE, INSPECTION, REMEDIESAND CONDITIONS:NOTICE & INSPECTION. If you think your roof tiles orshakes are defective, you must contact Boral explainingyour problem within ninety (90) days after your discovery at1-800-669-8435(TILE) or email askcustomerservice@boral.com. The date the roof tiles or shakes were installed or thedate you purchased the home must be furnished to Boral.If you choose to exercise your rights under this warranty,do not begin any repairs prior to writing Boral and receivingits permission to do so. Boral must have a reasonableopportunity to inspect and test the roof tiles or shakes beforerepairs are begun.5REMEDIES. If your roof tiles or shakes are found to bedefective, in accordance with this warranty, Boral will furnisha new tile or shake, free of charge, to replace each tile orshake which fails the IAPMO tests or color fade tests. Themanufacturer reserves the right to test all tiles and shakesbefore replacement. This warranty specifically excludes anyobligation to pay the cost of labor to replace or reinstall thetiles or shakes for any defect. Also excluded are any laborcosts required to correct improper installation or impropermaintenance and all costs of materials required other thanthe replacement tiles or shakes.CONDITIONS. Boral reserves the right to discontinueor make changes in its roof tile or shake products. If yourroof tiles or shakes are not available and Boral decides toreplace the defective roof tiles or shakes, Boral shall havethe right to substitute roof tiles or shakes which it considersof substantially equal quality and price. Due to the natureof clay roof tiles and shakes, Boral cannot provide positiveassurance of a perfect color match between differentproduction runs. Therefore, it is understood that there maybe a color difference between the original products installedand any replacement tiles or shakes provided under the termsof this warranty. All warranty claims shall be settled betweenyou and Boral.TRANSFER OF WARRANTYThis warranty is transferable by the original property owner(s),who are natural persons, while living, only to the next owner(s)of the property to which the roof tiles or shakes are attached,provided Boral receives electronic notice of the transfer of titleof the property by re-registering the property online at www.BoralRoof.com within thirty (30) days of the date of transferof ownership. If you require assistance, please contact Boralat 1-800-669-8453(TILE) or e-mail askcustomerservice@boral.com. Failure to file the required notice of transferwithin such thirty (30) day period shall relieve Boral of anyfurther obligation to the next owner(s) under the terms of thewarranty. Upon meeting the above conditions of transfer, allwarranty periods under this warranty, except for the abovecolor fade warranty, shall be limited in duration to the life ofthe next following owner(s) for so long as such owner(s) ownthe property to which the roof tiles or shakes were applied,subject to a maximum period of fifty (50) years from the dateof the installation. The color fade warranty as set forth aboveshall be limited to the time period of twenty (20) years.This section does not apply to legal persons or entities whoare not natural persons.
