Haymeadow ApartmentsPEORIA, IL 2016HaymeadowApartmentsShingle Roof, Gutters, Downspouts,Fascia, Window WrapsValuation: 825,000This project is located in Peoria, Illinois which is about2 hours south of our corporate office. There was ahail storm that occurred at this property on March 15,2016 and we were able to be at the property thesame day. Our company uses the latest in technology in locating where the storm has the largesthail and the highest winds and this property wasright in the middle of the swath. Pulling up tothe property it was apparent that they had justhad a significant storm as siding and shingleswere blown off the buildings. I contacted theproperty manager and did an inspection to theproperty where we found that there was muchmore damage that was not visible from the ground.There was significant hail damage and in areas theroof had started leaking. We immediately startedtarping the roofs and doing repairs to stop water fromgetting inside any of the units. We were very detailedwith our scope of damage and our notes to make surewe had everything documented for the insurancecompany when that time came.When scoping a property of this size being organizedand detailed is very important to make sure nothinggets overlooked. Once our scope of damage wascompleted we met with the property manager and theowner of the property to get everyone on the samepage and inform them of the next steps. COMMERCIAL GALLERYand what to expect as the project progressed andthe benefits of filing a claim compared to just doingtemporary repairs. They agreed that it was definitelythe right thing to do and we contacted their insurancecompany and filed the insurance claim. On a claim likethis we prefer to file the claim with the customer andhave the property owner add us as a contact becauseif the insurance adjuster has any questions they thenhave a way to contact us directly.We met the insurance adjuster on the property andbefore we even inspected the first of 13 buildings Ihanded him my full scope of damage, an estimate forall the repairs, and measurements of all the buildings.Inspecting a property of this size is not a fast processbut we believe that if we are able to provide them witheverything they will need it speeds up the process andhelps them a ton in their note taking and in buildingtheir scope of damage. Once we started inspectingthe property the adjuster agreed that there wassignificant damage to the property. We consistently found 10 or more hail impacts in a 100 squarefoot area also known as a test square. Because ofthe quality of the scopes and other informationwe provided the adjuster he went directly off of ourscope and agreed to pay for all roofs, gutters, fascia,and siding that were damaged from the storm.Once we had the paperwork from the insurance company our next step was to get together with the property manager and the owner again to go over all of thework that was going to be done and pick out colors. Iexplained to them how the construction process wouldgo and a timeline in which they could expect everything to be finished. I also explained our safety planbecause there are people living in the buildings andvehicles in the parking lots. Now that we had a contractsigned, everyone was on the same page, it was time toget materials ordered and get the work going.When it came time to get the work started, staging theequipment was crucial. Haymeadow Apartmentsbuildings were multiple stories we had to use a lift to get the old materialsdown safely from the roof. We also had the materials delivered for each building delivered individually to minimize the amount of space we took up to maximize the parking spaces available for the tenants. We removed the 20 year old3-tab style shingles and installed an architectural shingle which has a lifetimewarranty. We have the manpower to do projects like these in a short amountof time. We were able to completely remove and replace 2 buildings roofs perday to be able to finish the roofing portion of the project in only 6 days. Oncethe roofing crews got far enough ahead, our gutter and siding crews startedcoming behind them.One of the best things we decided to change was upgrading the guttersystem from the 5” standard gutters to the oversized 6” gutters and 3”x4”downspouts to allow the water to flow smoother. The old gutters were toosmall and getting clogged with debris. The larger gutters allow the leaves toflow out preventing them from clogging again. We completed all the repairsin 13 days. The property manager and the owner were ecstatic about the workthat was done.Now that all the work was completed therewere things that we had to do above andbeyond what our original scope with theinsurance company due to things we couldnot see until we started actually digging intothe work. Throughout the project we werein contact with the insurance adjuster lettingthem know what was going on and documenting everything so they understood whythings needed to be done. The final invoicewas sent to them in a timely fashion and thefinal payments wer
