This manual contains the rules and classifications governing thewriting of the Homeowners Policy. The premium is developed based upon the additional limit ofinsurance.Coverage E Personal Liability - Animal LiabilityHO 00 03, HO 00 04, HO 00 06The limit of liability for liability arising out of direct or indirect contact with an animal that is owned by orin the care, custody or control of an insured shall be the lesser of Coverage E or 300,000.Additional coverage limits are not available.Coverage E Personal Liability - Unmanned Aircraft Including Drones and Model or HobbyHO 00 03, HO 00 04, HO 00 06The limit of liability for liability arising out of the ownership or operation of unmanned aircraft, includingdrones and model or hobby aircraft, not used or designed to carry people or cargo under Coverage E, orCoverage E and Coverage F combined, shall be limited to no more than 25,000.Additional coverage limits are not available.Mandatory CoveragesIt is mandatory that insurance be written for all coverages provided under both Sections I and II of theHomeowners Policy.Section II Coverage is not mandatory for a seasonal or secondary residence policy if the same Kemperstandard and preferred companies insures the primary and seasonal or secondary residences.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.03 – Dwelling Occupancy TypesPrimaryHO 00 03, HO 00 04, HO 00 06A primary residence is a residence occupied by the insured on a regular and primary basis. No more thanone residence may be classified as primary at any given time.SecondaryHO 00 03, HO 00 04, HO 00 06A secondary residence is any residence not meeting the definition of Primary, Seasonal or Rented toOthers. Homeowners coverage on a secondary residence shall be provided under a separate policy.Section II Coverage is not mandatory for the secondary residence when the Kemper standard andpreferred companies insures both the primary and secondary residences.xxA credit shall apply to the secondary residence policy when Section II Coverage is providedunder the primary residence policy andA charge for Other Insured Location Occupied by Insured is applied to the primary residencepolicy.SeasonalHO 00 03, HO 00 06A seasonal residence is a residence which is continuously unoccupied for three or more consecutivemonths during any one year period. Homeowners coverage on a seasonal residence shall be providedunder a separate policy. The indicated Protection Class applies in a municipality or classified area where asingle class of fire protection is available throughout.Protection Class is determined by the Texas Department of Insurance, by community.In a classified area where two or more classifications are shown (e.g. 6/6X), the classification isdetermined as follows:Distance to Fire Station5 road miles or less with hydrant within 1,000 feet5 road miles or less with hydrant beyond 1,000 feetOver 5 road miles but within 10 road milesAll other propertiesR.09.2ClassFirst protection class(e.g. 6/6X, use Class 6)X or Y class(e.g. 6/6X, use Class 6X)1010

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.06 – Construction Type DefinitionsFrame - Exterior wall of wood or other combustible construction, including wood iron-clad, stucco onwood or plaster on combustible supports.Masonry - Exterior walls constructed of masonry materials such as adobe, brick, concrete, gypsumblock, hollow concrete block, stone, tile or similar materials and floors and roof of combustibleconstruction (Disregarding floors resting directly on the ground).Masonry Veneer - Exterior walls of combustible construction veneered with brick or stone.Mixed (Masonry/Frame) - A combination of both frame and masonry or frame and masonry veneer(brick veneer and/or stone veneer) shall be classed and rated as frame when the exterior walls of frameconstruction (including gables) exceed 33 1/3% of the total exterior wall area; otherwise classed andrated as masonry.Other - Any other construction type not listed above.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.07 – Single and Separate Buildings DefinitionThe following shall be considered single buildings:xAll buildings or sections of buildings which are accessible through unprotected openingsThe following shall be considered separate buildings:xxxBuildings which are separated by space;Buildings or sections of buildings which are separated by a 6 inch reinforced concrete or an 8inch masonry party wall which pierces or rises to the underside of the roof and which pierces orextends to the inner-side of the exterior wall; orBuildings or sections of buildings which are separated by a documented minimum two hournoncombustible wall which has been laboratory tested for independent structural integrityunder fire conditions which pierces or rises to the underside of the roof and which pierces orextends to the inner-side of the exterior wall.Accessibility between buildings with independent walls or through masonry party walls as describedshall be protected by at least a Class A Fire Door installed in a masonry wall section.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.08 – Loss HistoryA chargeable loss shall be defined as any loss within the experience period for which payment, or totalloss amount, exceeds the applicable threshold of 0 excluding losses attributable solely to weather,appliance related water damage, medical payments or worker’s compensation. The loss amount shallbe determined after application of the insured’s deductible. The experience period shall be the threeyears immediately preceding the new business effective date or preparation date of the renewal.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.09 – Residence Held in TrustA Homeowners Policy may be issued to an occupant of a one- or two- family dwelling or a condominiumunit when legal title to the dwelling or unit is held in trust and:xxxOne of the occupants of the dwelling or condominium unit is the grantor/settler of the trust;The residence held in trust is used exclusively for residential purposes, except for permittedbusiness occupancies; andNo trustee of the trust is:o A partnership or joint venture;o A corporation;o A limited liability company;o An organization other than a partnership or joint venture, a corporation or a limitedliability company; oro A licensed professional who provides ongoing professional services with respect to theprofession for which that individual is licensed, in connection with the administration ofthe trust; however, this does not apply to an individual who is a relative of thegrantor/settler of the trust.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.10 – Townhouse or Row HouseHO 00 03, HO 00 04, HO 00 06Coverage may be provided for an eligible 1- or 2- family dwelling which is part of a townhouse or rowhouse structure.An eligible 2-family owner-occupied dwelling attached to a 1-family dwelling but not separated by a firewall would be considered 3 individual family units within a fire division. Four 2-family dwellings notseparated by a fire wall would be considered 8 individual family units.R.09.2

KEMPER INDEPENDENCE INSURANE COMPANYDecember 8, 2017G.11 – DeductiblesAll Other Peril DeductiblesAll policies are subject to a deductible that applies to loss from all Section I perils on an occurrence basis.A percentage or fixed dollar deductible may be used. The dollar amount for a percentage deductible isthe percentage of the Coverage A. When a separate deductible amount applies to a certain peril, suchas Windstorm or Hail, the amount and peril shall show separately on the policy Declarations.Attach: All Peril Percentage Deductible EndorsementWindstorm or Hail DeductiblesHO 00 03In conjunction with the deductible applicable to All Other Section I perils, a percentage Windstorm orHail deductible may be used.
