But even though the wants andneeds of home buyers vary widelyamong different demographics, amajority of buyers – regardless of theirage – are looking for similar communityamenities.A recent study conducted by theNational Association of Home Buildersshows which community characteristicsare the most sought after. The study,Housing Preferences of the BabyBoomer Generation, captured theopinions of more than 4,300 recent andprospective home buyers and comparedthe wants of Baby Boomers (bornbetween 1946 and 1964) to those ofSeniors (born before 1946), Gen-Xers(born 1965 to 1979), and Millennials(born after 1979).Though the priority rankings varyslightly between generations, the studyreveals these different age groups4 — RochesterHomeBuilders.comactually have very similar tastes. Amongthe top four most-wanted amenities,three were the same for every agegroup: A community that is: typically suburban, close to parks, and has access to walking trails.All of the groups – except Millennials –ranked “close proximity to retail space”in their top four. Millennials, instead,chose playgrounds as their fourth-mostwanted community amenity. (Gen-Xersranked playgrounds at No. 8.) The othermost desirable community amenitieslisted by all of the age groups included:a swimming pool, lake access and anexercise room.When comparing the groups’ lists oftheir top eight amenities, only two itemsvaried: Playgrounds – Not surprisingly, themajority of Seniors and Boomershave very little interest in these kidfocused recreation areas. Outdoor maintenance service– Apparently, the younger twogenerations prefer to do their ownyard work.In addition to community amenities,the survey identified many otheritems, including preferences in homesize and layout. Sixty-four percent ofall prospective buyers said they wanta single-story home, but that figureis largely driven by Seniors and BabyBoomers. Less than half of Gen-Xersand barely a third of Millennials areinterested single-story living.Across all generations, however, themajority of consumers can agree on atleast one thing: Lugging laundry up anddown stairs is a hassle.
